Bay window roofs leak because they are small, almost flat, and joined to the house along their most vulnerable edge. Nearly every bay leak we are called to traces back to one of four things. The flashing where the bay roof meets the main wall has failed, the lead itself has split from thermal movement, the covering is old felt that has cracked or blistered, or the roof has too little fall and water is sitting on it rather than running off. In most cases the fault is at a joint rather than in the middle of the roof, which is why the leak so often shows up around the window head rather than in the ceiling above.
The reason bay roofs punch above their weight for problems is that they concentrate every difficult roofing detail into a couple of square metres. You have a shallow fall, a long abutment against a wall, a junction with the window frame beneath, and often an original Victorian or Edwardian structure that has moved slightly away from the main house over a century of settlement. Get any one of those details wrong and water finds its way in. Failed flashing at the wall abutment
This is the single most common cause. Where the bay roof meets the main wall, a lead flashing should be chased into a mortar joint, dressed down over the roof covering and wedged and pointed to hold it. Over time the pointing crumbles, the lead lifts away from the chase, or a previous repair simply smeared sealant over the top of the joint rather than cutting it in properly. Once that seal is gone, rain running down the face of the wall goes straight behind the flashing and into the bay.
You can often spot it from the ground. Look for lead that has pulled away from the brickwork, mortar missing along the chase line, or a suspicious line of hardened mastic where the flashing meets the wall. Lead flashing is one of those details that is invisible when it is working and obvious once it is not.
Split lead from thermal movement
The second big one, and the one that is most often misdiagnosed. Lead expands and contracts a surprising amount with temperature, and if it is laid in a single long sheet with nowhere for that movement to go, it stresses at the fixings and eventually splits. On a south-facing bay that gets sun all afternoon, the movement is greater still.
The result is a crack that is often hairline and very hard to see, running across the sheet or at a fold. It leaks steadily in rain and then appears to stop, which is why homeowners so often report a leak that comes and goes with no obvious pattern. In our experience, a bay roof laid in shorter lead bays with proper welted or rolled joints works better than one covered in a single long sheet of lead, because the shorter sections allow each piece to expand and contract independently instead of putting all that stress into one point until it tears. It costs a little more in labour and it is the difference between a lead bay roof that lasts decades and one that splits within a few years.
The other frequent fault is lead that is simply too thin for the job. A code that is fine for a small soaker is not right for an exposed bay top, and using undersized lead is a false economy that shows up as fatigue cracking.
Old felt that has reached the end of its life
Plenty of bay roofs, particularly ones re-covered cheaply at some point in the past few decades, are finished in mineral felt rather than lead. Felt does not fail gracefully. It goes brittle with age and UV, blisters where moisture has got trapped underneath, and cracks along the seams and upstands where it was lapped.
If your bay roof is felt and it is more than fifteen or twenty years old, the covering itself is a likely suspect rather than any single joint. It is worth understanding the flat roof materials available before deciding what to replace it with, because a modern EPDM rubber or a properly laid lead roof will outlast another layer of felt by a wide margin on a roof this exposed.
Not enough fall, so water sits
A bay roof is described as flat but should never actually be flat. It needs a fall so water runs off. When the original fall was inadequate, or when the timber decking beneath has sagged over the years, water ponds instead of draining. Standing water finds every weakness in a covering, and it accelerates the failure of felt and the corrosion of fixings.
The tell is obvious after rain. If you can see puddles still sitting on the bay a day later, or dirt tide marks where water has stood, the fall is the underlying problem and no amount of patching the covering will fix it. Sorting that means lifting the covering and correcting the deck, which is a proper flat roof job rather than a repair.
Movement between the bay and the house
This one is specific to older properties and it catches people out. Victorian and Edwardian bays were frequently built on shallower foundations than the main house, so over a hundred years the bay settles at a slightly different rate to the wall it is attached to. That tiny differential movement opens up the joint at the abutment, cracks rigid mortar and sealant, and reopens repairs that looked sound when they were done.
If a bay leak keeps coming back at the same joint despite being repaired, movement is often the real culprit, and the answer is a detail that tolerates movement rather than one that resists it.
Telling a roof leak from something else
Not every damp patch around a bay is the roof. Water at the window head usually is, but damp lower down the reveals can just as easily be a failed window seal, condensation, or a defect in the wall itself. Bay windows are cold spots and they attract condensation, which is regularly mistaken for a leak. If the staining appears in cold weather without rain, suspect condensation. If it appears during or shortly after rain and dries out between, suspect the roof. Where the cause genuinely is not clear, a damp survey from a RICS member is a sensible step before anyone starts lifting lead.
Getting a bay roof repaired properly
The thing to avoid is the sealant fix. A tube of mastic over a failed flashing will look fine for a few months and then peel, and it usually makes the eventual proper repair more awkward. A bay roof is a small area that rewards correct detailing far more than it rewards speed. Done properly, with the right code of lead, the right joints, a chased and pointed flashing and a decent fall, a bay roof is a long-term fix rather than an annual argument.
